Structural Investigation
There are many reasons you might want to consider hiring a licensed engineer to come out to your property to evaluate the conditions of your existing structural systems:
If you are considering purchasing a home and would like to know if the building's foundation is in good shape or requires costly repairs

If you have building safety concerns and would like your foundation and framing systems evaluated
A full Structural Investigation typically covers all components of a building’s structure – from its foundation to its roofing system, but investigations can be specifically requested for foundations or framing systems separately. The investigation reports will also provide details on any potential problems or defects found during the investigation and recommend repairs that need to be made to bring the structure up to code. Additionally, if any changes have been made to the home since it was built (e.g., permitted new additions or renovations), these will also be documented in the report.

Framing Investigation
A Framing Investigation report will include an evaluation of the building's roof system and walls. Some common systems found in California are:
Wood roof trusses
Wood rafters, ceiling joists, and beam systems
